Home loans for professionals

The LMI bill wasn't written for professionals like you.

If you're an accountant, a lawyer, or another recognised professional, the right lender can waive Lenders Mortgage Insurance and let you buy with a smaller deposit, no insurance bill on top. Which lenders, and how much, depends on your profession and your situation. That's our job to work out.

The professional's catch

The problem isn't your income. It's that the waiver is buried in each lender's rulebook.

You earn well and you've got a profession lenders want. What you might not have is a 20% deposit, or the time to work out which of 30-plus lenders waives the LMI for your profession, at what deposit, on what income. Walk into one bank and you get one rulebook, one answer, and often a standard application that never triggers the waiver at all. The right lender reads the same file and waives the insurance.

What a standard application sees

  • A deposit under 20%, so it adds an LMI bill
  • A job title it never checks against the waiver list
  • Bonus and partnership income it shades before counting
  • One lender's policy, taken as the whole market's answer
  • A standard online form that never triggers the waiver

What's actually true

  • A recognised profession that can waive the LMI at the right lender
  • Eligibility to buy with as little as a 10% deposit, no LMI
  • Membership and income the right lender's professional policy rewards
  • The right lender from 30+, matched to your profession and situation
  • A submission built for the lender's professional credit team

And a one-off application misses the bigger picture: this loan should set up the upgrade and the first investment, not just get you through the door.

The shift

Stop hoping a bank spots your profession. Start planning the lending around it.

Most professionals take out a mortgage the quick way: one lender, whoever they already bank with, done, and the waiver they qualified for quietly goes unclaimed. Planning flips it. We work out which lenders waive the LMI for your profession, gather your file once, and submit it through the channel that actually triggers the waiver. Then we map the lending across your career, so today's loan sets up the upgrade and the first investment instead of capping them.

What working with us gives you

Three things you won't get walking into a branch.

The waiver, unlocked

We find the lender that waives your LMI

The professional waiver isn't automatic, and every lender runs a different list, deposit and income test. We know which lenders waive the LMI for accountants, lawyers and other recognised professions, at what deposit, and how to submit so it actually triggers. Every situation is assessed on its own and matched to the lender it fits. Your deposit goes further than you think.

Share once

Share your file once. We do the chasing.

Your membership, your payslips, your bonus and partnership income, collected a single time. We build the case the lender's professional credit team needs and push it through, so you're not re-sending documents between meetings or explaining your income for the fourth time. Most clients just tell us what they want and let us work out how.

The next move, mapped

This loan sets up the upgrade, and the first investment

The first home, the upgrade as your income climbs, the first investment property: one plan, not three cold starts. We map them with you so today's loan opens the next move instead of blocking it. After settlement, your loan stays watched, so when your income jumps or rates move, you hear about it.

Who you'll talk to

A licensed broker who knows the waiver lists, not a call centre.

You'll work with a licensed credit representative who arranges home loans for professionals, and who's across the parts that matter: which lenders waive LMI for which professions, what membership and income each one wants, and how to submit so the waiver actually triggers. They work around your hours, not the other way around.

Common questions

Home loans for professionals, answered.

What professionals are eligible for an LMI waiver?
It varies by lender, but the best-covered professions are accountants and lawyers, usually where you're a current member of a recognised body like CA ANZ, CPA Australia, or your state's Law Society. Some lenders also recognise other professionals, including engineers, on their own terms. Your profession is what opens the door; the lender still assesses your income, deposit and situation, so we match you to the one whose list and policy fit.
Do accountants, lawyers and engineers qualify for an LMI waiver?
Accountants and lawyers are the best-covered non-medical professions: many lenders will consider a waiver where you're a current, practising member of a recognised body like CA ANZ, CPA Australia or a state Law Society. Engineers are more limited, waived at select lenders rather than across the board, so the right-lender match matters even more. Doctors sit in a higher medical tier again. Tell us your profession and we'll check where you stand.
How do you get the LMI waived as a professional?
The waiver usually has to be submitted through a lender's professional lending channel, with proof of your membership or registration and your income, not triggered by a standard online application. That's most of the value in using a broker: we know which lenders waive it for your profession, and we build and submit the case so it actually gets applied.
What is a professional package home loan?
A professional or package home loan bundles your loan with features like an offset account and redraw, usually under one annual package fee, and often with a negotiated rate discount. Whether a package works out sharper than a standard rate depends on your numbers, especially your deposit, which is what we check across 30+ lenders rather than assuming the package always wins.
How much can you borrow with a professional mortgage?
It depends on your income, your commitments and the lender's assessment, not your job title alone. Eligible professionals can often borrow with a smaller deposit and no LMI, and some lenders count professionals' income more fully. We'll model what you can actually borrow across 30+ lenders before you commit to anything.
What income do you need for a professional LMI waiver?
Most non-medical waivers carry a minimum income, commonly in the six figures and assessed on the eligible professional's own income rather than the household. The exact figure varies by lender and state, and some lenders waive the minimum for members of certain bodies. We check where your income lands against each lender's policy.
What salary do you need for a $500,000 loan?
It depends on your other commitments, your living costs and the lender's assessment rate, not just your income. Most professionals service a loan this size comfortably, but the honest answer changes with your situation, so we run it properly rather than quoting a rule of thumb.
How much do you need to earn for a $700,000 mortgage?
There's no single figure, because lenders weigh your income, your commitments and their own buffer differently. A professional's income, and a waiver that saves you the LMI, usually stretches further than a standard calculator assumes. We'll map what you can actually borrow across 30+ lenders.
