Upgrading home

Buy your next home without gambling on the timing

Upgrading means selling and buying close together, and getting the order wrong is the part that keeps people up at night. A licensed broker maps the move and sorts the finance, while the tech keeps both sides on track and keeps you posted, so you're never the one chasing or guessing.

The hard part isn't finding the next home. It's lining up the sale and the purchase so you're not caught short.

Plenty of agents can sell your home, and plenty of lenders will write the new loan. But the move itself is the hard part: the order you do it in, whether your equity and income really stretch to the upgrade, and keeping two transactions from colliding on settlement day.

How it usually goes

  • You guess at the order: sell first and risk renting, or buy first and risk carrying two loans
  • Bridging finance gets explained in jargon, if at all
  • You find out what you can borrow after you've fallen for a place
  • You hand the same payslips and statements over twice, once for each loan
  • Two settlements creep closer with no one watching the dates for you

How it works here

  • We map sell-first against buy-first using your actual numbers
  • We explain bridging in plain English, and tell you if it doesn't fit
  • You know your real borrowing power and equity before you commit
  • You share your details once, and you're never asked twice
  • We keep both settlements lined up so the dates don't collide

Since early 2026, banks have had to keep their higher-risk lending under a cap, so no more than about one in five new loans can go to borrowers stretching past six times their income. The same upgrader can be a clear yes at one lender and a no at the next, for reasons that have nothing to do with them.

That's where we come in. We start with your real numbers across 30+ lenders before you commit to either side of the move, then match you to the one that fits. The aim isn't just to land the new place. It's to make the whole move land cleanly.

The move, in plain English

What every upgrade really turns on

Not every upgrader needs bridging finance, but the order you move in matters, and the details are easy to trip over. Here's the short version, and where we come in.

Timing

Buy first or sell first?

Sell first and you know exactly what you can spend, but you may have to rent in between. Buy first and you lock in the home you want, but you carry both for a while. We work out which order fits your situation.

Bridging

Bridging finance, explained

A short-term loan that covers the gap between buying the new place and selling the old one, usually repaid from the sale. It can save a double move, but it isn't right for everyone. We tell you straight whether it suits you.

Equity

What your equity really supports

The equity in your current home and what you can borrow now set the ceiling on your next place. Rates and lending rules have shifted, so the number can surprise you. We give you a real figure before you commit.

We'll line up the timing, the finance and the numbers so the move holds together, and flag the trade-offs before you commit. No jargon, no pressure.

The experience

What it's like to make the move with Approov

Know your real position before you commit

Before you list your home or sign on the next one, you'll know your equity, what you can borrow, and how the timing can work. No guessing on the biggest move you'll make this decade.

Mistakes caught before they cost you

On a dual transaction, one slip can blow a settlement date. Approov checks your details and your documents, so problems get fixed before a lender ever sees them.

Stay in the loop without chasing

Two transactions mean twice the moving parts. Check exactly where both stand at 10pm on a Sunday, so you're never the one left wondering what's happening.

Beyond this move

Don't just bolt the new home onto your old loan.

Most people port the loan they set up years ago straight to the next address. The upgrade is the moment to restructure for the next decade: keep the new place and the old one from being cross-secured so you stay flexible, set things up to refinance or invest later, and avoid getting boxed in. Then we keep an eye on your rate, so you're never overpaying as the market moves.

Clare & Nicolas

My fourth property, the best service yet

This is my first property with Craig, my fourth overall, and I've never experienced this level of service. He made sure he exceeded expectations, communicated quickly, actioned things that needed doing, and followed up anything missed.

Dean

Four house purchases in, the best yet

Great service, always attentive, and let us know what would happen, how it would work, and what was required. This is my 4th house purchase and the best service yet by far.

Peter

Advice built around what I actually wanted

I have dealt with a number of banks and brokers over the years and they could all learn a thing or two from Craig. He made sure all my objectives were taken into account and tailored advice appropriate to my circumstances, and kept in touch throughout the whole process.

Daniel

Stress taken out of a stressful move

My broker takes the stress out of it. Our loan went through quicker than friends who'd started a week earlier, and they stay in touch over the years to make sure all's well.
